At your request we have performed a structural analysis of the existing floor joists at the
referenced residence that have been altered during the installation of new plumbing lines. This
letter is a report of the results of our analysis.
1. Background information and assumptions
Our analysis was based on the following background information and assumptions:
A. The existing floor joists are 2x10 material spaced at 16" on center and span 11'-0"
B. The floor joists do not support any extraordinary loads (e.g. heavy concrete topping, thick
tile flooring, counters with thick stone/marble finishes, etc.)
C. Two adjacent floor joists were penetrated with 4" diameter holes for new plumbing lines.
The edges of the holes are 10" from the face of the stud bearing wall and %" from the
bottom of the joists.
D. Prior to drilling the holes, %" thick plywood was installed over the depth of the members
along the end 5'-0" of the joist span where the holes were drilled. One of the joists
received the plywood reinforcing along one face of the joist and the other joist received
plywood reinforcing along each face of the joist. The plywood was attached to the joist
with 2" long screws at 8"-10" on center along the top and bottom of the joists.
This information was reported to us by Duane Larson of Integrity Home Services and Dave Russell
of Lakeside Plumbing. If any of this information is incorrect, the results of our analysis reported in
this letter shall be considered null and void.
2. Results of analysis and opinions
Based on our analysis, the existing floor joists with the plumbing penetrations have the capacity to
resist the live and dead loads per the Minnesota State Building Code. The addition of the plywood
sheathing was a reasonable measure to help resist splitting of the joists.
Please contact our office with any additional questions or concerns regarding the structural
conditions at the plumbing penetrations.

Good Morning,
Here is the description of the work we performed at 4059 Camberwell DR.
In the kitchen the contractor removed the soffit over the kitchen sink. In this soffit was some piping for the upstairs full
bath. We took the tub drain out of the soffit and ran it thru the wall,above the kitchen sink and tied into the existing 3" stack
to the right of the sink. The contractor should of pictures of this.
The full bath toilet we drilled 2 - 2x10 floor joist and tied the plumbing into the existing 3" stack. 'Before we drilled the
holes thru the joist we added plywood on the floor joist for extra support.
