This letter concerns our structural review of the garage addition at the above
referenced address. We understand the City Eagan Building Inspection Department has
issued a correction notice for the construction. The issues noted were as follows:
1. Minimum 16" shear panels on both sides of the garage door opening.
2. Garage door header to be cut into and extended into existing front wall.
3. Engineering for cut truss on gable end.
4. Substituting %" Biltrite sheathing on the back wall instead of 9/16" OSB sheathing
as shown on the building plan.
You provided a copy of the building plan and photographs of the correction items
noted for our reference.
It is our opinion the addition construction as built will provide wind pressure design
requirements to resist shear loadings and gravity loadings. Minimum 16" shear panels
on both sides of the garage door opening are not required to resist the wind pressures
of the garage addition. The attached garage on the house and the garage addition
receive the benefit of the residential construction to resist wind loadings against the
outside side wall of the garage. There is no negative wind pressure loading on the
garage from a side wind loading on the garage. The negative pressure would be on
the opposite side of the house and would be resisted by the house framing. We
understand the red line on the submitted plan to extend the garage door header into
the existing garage front wall was noted to provide a 16" shear panel. This will not be
required to resist shear loadings on the front wall of the garage. The end garble on the
garage is not an engineered section. It is a pre- manufactured stud wall frame that was
furnished by the structural truss manufacturer. The top of the wall frame can be
notched to install the Zook -outs. The end truss manufacturer did agree with this review.
On the back wall, %" Biltrite was substituted as an equivalent sheathing in order to
match finished wall dimensions of the existing garage. At the time the plan was
prepared, you did not know that the back of the garage wall had %" Biltrite sheathing
instead of 7/16" OSB sheathing. The back wall of the original attached garage was
finished on the inside and the outside. The %" Biltrite will provide the structural
sheathing requirements on the back wall of the garage addition.
