Christus Haus is constructing a remodel and laundry room addition to the above residence. The new
space is a one -story wood- framed structure supported on a crawl space foundation. The roof is hand -
framed. During construction, in order to match the existing roof lines and wall heights, the contractor
horizontally cut the bottom of the rafters at the low bearing end, providing minimal bearing depth over
the new wall. As an attempted solution to increase the rafter support, the contractor installed a 2 x 4
ledger board on the inside of the wall at the top of the framing, and installed 2 x 4 ceiling joists both
directly below the rafters and parallel to them. The new ceiling joists are hangered to the ledger.
Ulteig has been retained to provide a structural engineering review of the installed condition. The
following information was provided through plans and photos for use in our review:
a. The laundry room addition is approximately 10 feet by 15 feet in plan, with rafters spanning the
short direction.
b. The new roof was originally hand - framed from the existing house to the outside bearing wall with
minimum 2 x 6 rafters and minimum 2 x 4 ceiling joists alongside the rafters at 24" on center.
c. The new 2 x 4 ledger runs continuous along the outside bearing wall, fastened to studs at 16" on
center maximum.
d. The new 2 x 4 ceiling joists span full length and are located directly below the cut ends of the rafters
for additional support.
e. Refer to the photograph on the following page for additional information.
The end bearing condition of the existing rafters with the new ceiling joist support is structurally
adequate to support all Code required loads, provided the following framing conditions are either
verified or installed.
1. The 2 x 4 hangers are installed with a minimum of four joist hanger nails into the 2 x 4 ledger
and two nails into the ceiling joist.

2. The 2 x 4 ledger is fastened to the wall framing at 16" on center maximum with a minimum
of two nails (0.131" diameter by 3" minimum) and one 1 /4" diameter by 3 structural self -
drilling screw (Simpson SDS, USP WS, GRK RSS, LedgerLok or equivalent). The far interior
end may be fastened to the ledger with two nails only. As an alternative, nails may be
installed into the top plates beyond at 4" on center or four per 16 ", without the screw noted.
3. At the interior end, the rafters are to bear directly over the existing wall with either 2 x 4
verticals or diagonal bearing members to maintain an end reaction at the outside wall from a
maximum span of 10 feet.
No other engineering was performed or requested for this project, beyond the specific end framing
condition listed. Review of all new and existing framing sizes is outside the scope of this document,
beyond the 2 x 4 supporting members and connections All construction is to be in accordance with
standard industry practice and the requirements of the Code. A site visit was neither performed, nor
