Dear Mr. Rossin:
You have completed the structural work detailed in my letter to you of
February 9. I have been to the jobsite several times to observe construction
at various stages and I am satisfied that it has been completed to my intent
and satisfaction.
There were 4 key areas modified.
You removed all of the walls in the main level full bath and relocated the
door. The bath floors were releveled and continuous floor framing was
restored.
You are also modified an alcove in the kitchen to accommodate a new
refrigerator. The loadpath to the foundation was clearly established with
new framing in the floor.
You removed the wall between the new dining area and the stairwell. A
header was installed and the loadpath to the foundation confirmed.
The ceiling of the sunken living room adjacent to the kitchen had a semi-
flush beam that spanned 27' with 2 intermediate supports. With my
instructions, you removed the existing beam and installed a new flush steel
beam spanning the entire 27'. The beam sits on an existing exterior
foundation bearing and a new steel column and footing.

A portion of a non-structural wall was removed between two existing
bedrooms on the west end of the main level of the house.
As these items were observed prior to changes and after changes were
accomplished. They were completed to my satisfaction.

Per your request, I have made 3 site visits to the above address to advise you on framing
changes you have made or are planning to make to this house. This house is a large hand
framed structure. At the time of my observation,
much of the demolition work had been done but h
some of the finish materials were still in place. The
foundation level of the house is completely
unfinished.
You noted 4 key areas where changes were plannedr
You want to remove all of the walls in the main
level full bath and relocate the Dors. Based on my
observations of the framing above the room in the
ysy
attic space and the lack of special framing in the
main floor to accommodate heavy loads, you may
remove all walls in the bath and relocate the dpr with the following exce ' . There is
a 5 stud column in the west wall of the room. Do not,
remove this framing. Avoid this ocation for your y z
new doorway. There is a dip in the floor beneath the
'z
5 studs due to two discontinuous floor joists directly
below the column. These joists were modified and
headed off sometime in the past. Locally shore the
floor and remove the existing blocking. Inst - 9_=
d 1/4" LVLs alongside the full length of the two
existing cut joists. Laminate them to the existing

joists with construction adhesive and 3"X .131 .
spaced 3" OC staggered.
You are also modifying an alcove in the kitchen to accommodate a new refrigerator. This

would like to remove the intermediate columns and span the entire 27' with a new beam
to a new column. The new beam, a W 16x31 will be installed in place of the existing "7 At /a
beam from exterior wall bearing to a newl7'x 4"x4"xl/4" TS column with 10"x10" x %2"
base plate. This will be placed on a new 3'x3'xl2" footins centered under the column.
®Q The WI6x3Iwill be packed in the flange with 2-LVLs through bolted to the web of the
~i W16x31 with 2-1/2" bolts every 4'. The LVLs will be nailed together with 3" x .131
nails - 3 rows 8" on center. Install the existing floor joists to the new beam assembly
with facemount hangers (Simpson LUS28 or similar).
As these items are completed at the job and prior to re-installation of finish materials,
please call for an inspection to verify that the modifications are correctly installed.
