Catallia Mexican Foods is a manufacturer of premium tortillas and our primary manufacturing facility is located across the
lot at 2965 Lone Oak Circle. We are currently leasing two office suites and the entire warehouse of the 2975 building
across the parking lot with the intention of taking over the entire building as it becomes available. A purchase agreement
has been incorporated into the lease. As we discussed this morning, we are in the process of renovating the warehouse
space located at 2975 Lone Oak Circle (Permit #EA102990). A portion of this space will be designated as a food storage
area that will function as a temperature controlled warehouse and shipping /receiving dock. The second portion of the
existing warehouse will remain unimproved at this time, but will eventually be converted into a manufacturing area for corn
tortillas. We anticipate that this project will take place in 2013.
The purpose of my communication is to ask your offices for permission to avoid the installation of bollards (or CO removal
equipment) in front of the existing ramp entrance in the unimproved section. It is our understanding that the bollards
would be utilized to prevent vehicles from entering the facility. As a food manufacturer, we are in complete agreement
with this goal. There will be no vehicle traffic within the building because it violates our Good Manufacturing Practices
(GMP's)
That said, we are asking for the waiver for the following reasons:
• We would like to use the area for forklift (electric) traffic and will occasionally be required to move
large /wide items between buildings.
• We would like to use the area for storage of trailered equipment including a snowmobile trailer (1) and a
motorcycle trailer (1). The trailers are nearly as wide as the doorway and need to be walked into the
building. Other than residual gasoline in the tanks of the vehicles, all flammable liquid storage would be
done offsite.
• We are viewing this situation as temporary because of our intention to turn the area in question into a
manufacturing zone. At that time, we would likely seal the door and have to remove the newly installed
bollards as part of the complete renovation. As noted, we are targeting 2013 for a launch because that is
when additional space becomes available.
