Ryan,
In order to place the shed within 3 feet of another structure a Building Permit would be necessary. Terry Zelenka is the
Building Inspector that I've worked with and he can be reached at 651 - 675 -5679. They would charge the minimum
application fee of $500 to review the proposed plans. Please discuss the specifics with Terry.
If you'd like to pursue another location, please submit a revised plan that meets the 5 ft setback from the property line
as well as the 3 ft setback to the home /garage.

Sarah,
The SW corner, close to the property does not work, as there is a conflict with large rocks used in the
landscape. Also would be intrusive to a window and steps of our deck. getting farther away from the
dwelling is discouraged by the HOA, as it would be in the direct view of one neighbor's swimming pool and
another's deck.

Since the structure won't have inspections during the construction process, I'm unsure if the firewall is an option. I've
sent your request to one of our Building Inspectors and I'll get back to you as soon as I hear from them.
Could you explain why your association won't allow the shed in the SW corner of the property? So long as it was 5' off
the side /rear property lines, that location would meet City Code requirements.

Sarah,
the proposed bld is desired to be along the south side of the the dwelling. Due to existing landscape, the west
wall would be 3 feet from the southwest corner of the building. To ensure the 5 ft between property lines, I
would propose that the shed be constructed less than 3 ft from the dwelling with the appropriate gypsum
firewall, as stated below. Would this be acceptable? I will fax the certificate of survey, with the proposed
location marked.

Ryan,
Per our conversation I've attached the certificate of survey that we have on file as well as the accessory building
handout to assist you with locating your proposed shed.
Prior to signing off on the zoning permit, city staff needs to ensure you will have adequate setbacks, both from
the property line (5 feet) as well as the existing garage (3 feet). Since the width of your proposed shed is 5 feet,
that's a total of 13 feet. I would recommend allowing yourself a little wiggle room with those numbers.
This information comes from the attached handout and while it specifically states "garages ", I checked with a
Building Inspector and any detached accessory structure needs to meet the 3' spacing.
Garages located less than three feet (914 mm) from a dwelling unit on the same lot shall be protected with not less than'' 'A" (12.7
mm) gypsum board applied to the interior side of exterior walls that are within this area. Openings in these walls shall be
regulated by Section R309.1 of the International Residential Code. This provision does not apply to garage walls that are
perpendicular to the adjacent dwelling unit wall.
