Lot 9 was completed during the winter months of 2013 and Lot 8 was started in late February 2013 so final grading has not yet been completed on either lot at this point in time. There is approximately a 15 foot drop in elevation from the front property corner to the rear property corner between the two lots. Due to the configuration of the buildings a pinch -point has been created near the rear of the buildings where they sit closest to each other. As a result, a channelized situation has been created that will likely cause problems for the building on Lot 9 and/or the modular block retaining wall that sits behind these two properties. I've separated the areas in need of attention into separate numbered areas on the attached plan and described the recommended improvements that should take place in each area below. Area 1: This area covers the north side of the Lot 9 building. According to Rick, retaining walls and rough grading were completed in late November/early December of last year. There has been some settlement of the boulder retaining walls in the areas closest to the building wall. More settlement may occur during the spring thaw. As the walls and grading currently sit, runoff is directed to flow parallel to the building wall, from the front of the building toward the rear. The existing retaining walls need to be increased in height in the area where they meet the building and more soil added to change the slope to run in a northerly direction perpendicular to and away from the building. Area 2: This area is located directly north of Area 1 and consists of common area between lots 8 and 9. This entire area slopes to the southeast to the pinch -point described above. I highly suggest that a large portion of this area be planted with deep rooted native grasses and/or native flowers. Native plants in this area will provide multiple benefits including slope stabilization, they will absorb some of the water and slow down the rest and they will provide aesthetic beauty and wildlife habitat in a highly visible area of the development. Planting traditional turf grass in this area will be difficult to mow and maintain and will do very little to absorb or slow down runoff. Area 3: This is the most critical area on the site. If not properly graded there will likely be property damage at some point in the future to the building on Lot 9 and/or the retaining wall. The as -built grading plan as well as the Certificates of Survey shows a positive slope from the back of both buildings toward the retaining wall. The lots are not graded this way currently. In fact, there is a small hill directly behind the retaining wall that is re -directing runoff and causing it to concentrate. It should be noted that concentrated flows running over the retaining wall will likely have detrimental effects to the wall over time and could ultimately compromise it and cause it to fall down. The best way to address grading in this area is to maintain runoff in a sheet flow pattern and minimize or eliminate concentrated flows. In order to accomplish a straight grade and subsequent sheet flow in the area, several feet of the upper portion of the existing modular block retaining wall will need to be removed and the lots re -graded. Currently, runoff is being directed in a southerly direction along the back of the Lot 9 building. If left this way it will likely cause problems for several reasons; one, it will create a concentrated flow over the retaining wall. Two, there is not a defined swale to convey the water and keep it away from the building. Lastly, the top of ground is only a few inches below the siding at the building, according to the building inspectors this must be a minimum of 6 inches. An alternate option to explore would be the installation of a catch basin with storm sewer pipe extending through the retaining wall and discharging at the bottom of the wall. If this option is chosen, it's critical that a professional engineer design the system adequately to handle the volume of water the system will be expected to handle. Furthermore, the pipe must come through the retaining wall at or very near the bottom of the wall to prevent future potential damage to the retaining wall foundation. In addition, some sort of emergency overflow for the catch basin must be looked at in the event of heavy rain falls or when the storm sewer system is frozen during the spring snow melt. Finally, there are several downspouts on the back of the building discharging toward the retaining wall. I agree with Rick's suggestion that the downspout on the southerly most unit can (and should) be changed to direct water to the south and away from the wall. The others could be buried and pipe added that extends through the retaining wall or as Rick stated, they will likely have the extensions removed and discharge into landscape rock near the building. If they are extended proper energy dissipation must be installed below the wall. If the extensions are removed then the area must be monitored for future erosion issues. Area 4: This area is similar to Area 1 in that the retaining walls need some adjustment and more material added to create a positive flow away from the building in a southerly direction. Additional site meetings will likely be needed prior to starting site work in the spring. Please keep me posted on your proposed work schedule and let me know if additional questions arise. As I stated yesterday, it is our intention to assist you in completing this properly the first time and at the lowest cost possible.
