Re: Drainage issues and site grading
Dear Ms. Mulligan,
The purpose of this letter is to document my observations and summarize my
suggestions that we discussed during my site visit to your property yesterday afternoon.
The slope that runs along the rear (east side) of the property rises approximately 10 feet
and directs storm water runoff directly at your property. It appears when your home was
originally built the property was graded to take this into account. There appears to be
the remnant of a swale between the base of the slope and the building that intercepted
runoff and took it both north and south and then around to the front of the building
where it ran off the driveway to the street. Unfortunately, over the years this swale has
filled in and the entire area between the base of the slope and the building has flattened
out significantly. As a result, water is pooling in that area rather than flowing out toward
the front of the property. I would say with a high amount of certainty that the excess
water in this area is the cause of the moisture issues and water problems you are
experiencing in your basement.
The good news is that there is plenty of grade (slope) to work with and the fix is not
complicated. The swale simply needs to be re-graded to intercept the runoff from the
slope and direct it away from the building, not allowing it to pool where it currently does.
Your building is over 30 years old, during that time I'm sure there has been general
maintenance and updating to the inside of the structure. In much the same way, some
general maintenance needs to be done on the outside. The topography of the lot,
repeated freeze/thaw cycles, rain events, gravity, etc. have all worked together over the
past 30+ years to create the current situation. It is critical to address this grading issue
as soon as possible because it is only going to make the situation in your basement
worse with each additional rain event.

More evidence that the slope is eroding is by the presence of the many exposed tree
roots in your yard; they are visible in multiple locations and from multiple trees. This
tells me that you are losing topsoil, little by little, every time it rains. It would be a good
idea to spread some new topsoil in the area and cover these roots. In the area on the
slope to the east of your home I would suggest planting native grasses in this area.
Native plants have root systems that can extend up to 15 feet into the ground. Turf
grass has a root system that extends 6 inches on average into the ground. Establishing
native plants on the slope would significantly aid in stabilizing the slope and protecting
your property.
