Wettand Delineation Mr. Hove: Permitting This letter is to verify that Mueller homes, Inc. has abided by the City of Eagan's Tree Wettand Preservation ordinance on Lot 3, Block 1, Oaks of Bridgewater 3rd Addition. Banking 8 Monitoring During a site visit on October 18th, 2012, all significant trees were visually located within the property boundary and were inspected to determine their current condition and which trees to Minnesota save and remove prior to home construction. Nearly all of the significant trees located on-site Land Cover Classification were planted at one time by the previous landowner including: Norway Spruce, Colorado Spruce, Pear, Silver Maple, Red Pine, and Scotch Pine. Geographic Information Due to the close spacing of the planted Norway and Colorado Spruce on the property, these Systems trees all have to some degree either on lower branches or throughout the canopy a needle disease present which has resulted in a thinning canopy and misshapen form to affected trees. Global Evidence of old pruning cuts of lower to mid branches within the canopy seem to indicate a Systems needle disease being present in the recent past. Infected needles were observed on several of the spruce trees and areas of localized dieback also were present on many if not all of the trees. [database Spruce trees and other significant trees listed with a condition rating of 2 Management 8 (poor) or lower on the Development tree preservation plan will not have to be mitigated for their removal. This mature Cottonwood tree has approximately 50% of its crown currently overhanging where the proposed house and much of the garage is to be located. Observations of open wounding are evident along the main trunk of this Cottonwood tree with storm damage (large torn limb area) apparent higher up in the tree's canopy. During a conversation with the landowner of the property with the Cottonwood tree, he mentioned that approximately 45-50 years ago this Cottonwood tree had been topped. Current branch structure of the upper canopy is all from re- sprouts that formed following topping. It is my recommendation that this tree should be removed with current landowner permission prior to construction of the new home due to the potential for the tree or parts of the tree to fail once grading and soil disturbance takes place near this tree. At the time of the site visit, the house and garage have been staked. Tree protection or silt fencing should be placed around treed areas designated to be saved once land clearing has been completed. For the (3) 2x6 LVL king studs at the entry location in question that is reportedly not spliced at the middle only at the top opening location-strap across with an MSTC28 strap on each side of the stud-this can go over the exterior sheathing. This is a 3" wide strap so you will want to fasten it to the stud in question and the adjacent king stud. For the areas with cut or no top plates: any plate cut shall have an LSTA30 or RPS22 strap across the plate and beam on the interior and exterior across the exterior sheathing. If two plates are cut-use two of the above mentioned straps at each location to allow for continuous load path for the braced walls. If the LVL within the floor system does not have a full height king stud then the bracing of the beam to the floor trusses shall not exceed 48" on-center and additional strong backs added for any beam that does not meet this-minimum of three trusses shall be engaged. All trusses are to have strong backs installed in accordance with the manufacturers requirements.
