The roof trusses span front to back with no interior bearing points and no bearing at the shared-common wall between the units. The main floor structure is a concrete slab-on-grade floor. 3. The shared common wood framing walls are to be 2x4 studs at 16" maximum on-center spacing bearing on the foundation wall between. The studs are to be Spuce-Pine-Fir stud grade or better for the 8'-11/8" framing walls with a double 2x4 top plate fastened together at splice points and corners in accordance with the Code. All sheathing and attachment of the materials is to be in accordance with the Code. All inspections are reportedly being conducted by City officials. After our review of the above information and associated documentation, it is our professional engineering opinion that the proposed construction and wood framing members of 2x4 sawn studs at 16" maximum on-center spacing will be structurally acceptable. I-level or your lumber supplier did the header design. That being said, we do show the header size of 3-11 7/8" LVL's on the drawing as part of the Portal Frame over the garage door. The American Plywood Association has the standard detail that we use, that shows a minimum of 3 1/2" wide X 11 1/2" deep header for the frame. We did not re-check the header sizes for the OH door. I AM able to get it to work and it meets code, but the deflection is slightly higher than I (and Lennar) normally prefer. I would normally limit the Live Load (i.e. snow) deflection to L/360 (0.52" in this case).
