I am reviewing your Zoning Permit application to add a patio with walkway to deck on this property at 3658 Woodthrush
Ct in Eagan. Please clarify if the deck is existing or if that will be constructed as part of this project.
Also,this property is in a Shoreland Overlay District, and is subject to a maximum hard surface coverage ratio of 25%of
the lot area.According to County records,the lot area is 19,505 sf(see attached).
An earlier Zoning Permit for this property from 2013 added a shed to the property,and calculated the impervious
coverage at 14.4%. Please see below for those calculations.
Please provide the amount of proposed impervious area of the new walkway and patio,and the total proposed
overall. Total impervious coverage must remain below 25%of the lot area.
