Re: Driveway drainage issues
Dear Ms. Wilkus,
I'm writing to summarize my observations and offer my opinions related to your driveway
grading issues. I visited your home on the afternoon of Monday, August 14, 2023, and
observed the grading issues and reviewed the photos you had taken both pre and post
construction.
From our conversation, the driveway was totally removed and a new bituminous driveway
was installed nearly one year ago. Almost immediately upon completion, you noticed
water starting to pond near the front of your garage, along the joint between your concrete
garage pad and the bituminous driveway. The situation became much worse when winter
weather arrived and water was not draining and in fact was backing up into your garage
as well as flooding your adjacent sidewalk that leads to your front door. As you stated,
you've lived at this residence for over 20 years and had never experienced this issue prior
to the driveway replacement.
I have over 25 years of experience in the construction industry and working with
bituminous paving as well as site grading. Based on my site observations as well as the
photographs provided, I feel there was a major error made in the grading and paving of
your driveway which has led to this issue. This is unfortunate and really inexcusable since
you have more than ample grade between your garage and the street (4 ft.+/- of elevation
change). The grade of the new driveway in the area closest to the garage has backfall,
which means, it is graded toward the garage rather than the street; this prevents water
from flowing away from the building. At a minimum, the proper fix would be to remove
the upper portion of the driveway, regrade the subgrade (Class 5 aggregate rock) to
create positive flow away from the building and repave the upper portion of the driveway.
