Hi Wade,
Thank you,this is very helpful. I did get your message yesterday, sorry, I was in meetings most of the day and didn't
respond right away. The zoning ordinance defines"impervious surface" as"any material providing a hard surface which
prevents normal absorption of water into land."As such,things like gravel driveways and parking areas are considered
impervious coverage, but a landscape bed with rock mulch would not. Are there any gravel areas used for driving or
parking or something similar? If so,they should be included in the total impervious, and if the "proposed" numbers you
provided exclude such areas,those numbers should be revised. Please let me know.

Thanks for the email. Attached is the revised map(s.)of our project. The first is the current driveway and buildings,the
second is the proposed. The circled numbers are the sq.ft. for each area as measured and added up. There are some
slight changes from the original map that I sent you as that plan would have been over the 9365 sq.ft. allowed.
Also, did you get my email yesterday regarding the definition of"impervious?"

Hi Mr. Majewski,
That you for your Zoning Permit application. This property is located within the Shoreland Overlay District of Thomas
Lake and as such, is subject to a maximum impervious coverage ratio of 25%of the lot area. According to Dakota County
records,the lot area is 37,461 s.f.; so the maximum impervious allowed is 9,365 s.f. Please provide the calculations to
identify the existing and proposed impervious surface areas on the lot and verify that the total does not exceed 25%of
the lot area. Impervious surfaces include building rooftops, sidewalks, driveways, patios,and any other hard surface
areas.
Please also see the attached aerial photo which illustrates the location of the property line relative to Cliff Road and the
public trail. Cliff Road is a County right-of-way,and the trail is within the right-of-way. Please note that the portion of
the driveway within right-of-way cannot be widened and widening of the driveway, if within the impervious limit, may
occur only within the property boundary and not within the right-of-way.
Your application for Zoning Permit will remain pending until we receive the additional information. Please let me know
