Please see below for additional details regarding my zoning permit request for 1235 Tananger Ct. Also please see
attached PDF drawing of before and after views of the site layout and fence plan.
The fence installation contractor will be Midwest Fence, South St Paul, MN
Boundary Fence
• The new boundary fence along Duckwood Drive will be 6 feet high, natural wood (cedar), dog-eared picket with no
space between pickets and the finished side facing away from my property
• The boundary fence will be installed at ground level with no gap under the fence
• The boundary fence will tie into the neighbor's (Lot 4: 1241 Tananger Ct) existing boundary fence maintaining the
40 feet boulevard setback to the opposite east lot line shared with Lot 1: 3603 Widgeon Way (see attached drawing)
• The boundary fence will right angle at the east lot line and tie into the neighbor's (Lot 1: 3603 Widgeon Way)
existing backyard chain link fence (see attached drawing)
Pool Fence
• The existing pool fence was damaged over the winter and the proposed new fence will replace the damaged one
• The new pool fence will be 6 feet high, natural wood (cedar), dog-eared picket with no space between pickets and
the finished side facing away from my property
• The new pool fence will be installed at ground level with no gap under the fence
• The new pool fence retains the same setback from the edge of the pool as the old fence which is minimum of 6 feet
• The new pool fence will have two self-closing and self-latching lockable gates (see attached drawing)

Thank you for the revised proposal. Please clarify again, is that front turnaround to be paved and is it
included in the 1,823 s.f. area figure? Whether gravel or pavement, it is not pervious, so we do include
it in our calculations. Since it is identified as "rock" I'm just wondering if it is already included or if I need
to add it.
With the revision to the new area at the back of the driveway now 10' x 17', total pavement area was
reduced by 290 s.f., from 2,113 to 1,823 s.f. With the 1,207 s.f. of swimming pool, patio and sidewalk
plus the 1,794 s.f. for the house, this reduction brings the total impervious to 4,824 s.f., which is exactly
25% of the lot area, which is the maximum allowable impervious coverage for the site.
I have a few other comments to share from my review of the property:
• Attached for your information is a survey of the property the City has on file from the initial
house construction.
• Your plan doesn't show the street curb or property line. The property line can be 15' or more
back from the street curb. Please verify the property line and that the front turnaround is
within the private property and not in the boulevard area of the public right-of-way.
• In addition, the house is set at an angle on the lot, such that the building is only 16' from the
side lot line in the rear corner, and closer to 30' at the front corner.

• While City Code does not require driveways to be set back from side property lines, please note
that there is a 5' drainage and utility easement along the east side lot line. Again, please verify
lot lines to ensure the driveway is contained within the lot boundaries, and that it does not
obstruct drainage within the easement area.

Hi Tom,
I am reviewing your zoning permit application for driveway replacement and expansion at 1235 Tanager Ct. This
property is located within a Shoreland Overlay District, and as such, is subject to a maximum 25% impervious
coverage. Impervious coverage includes any hard surface — house, sidewalks, patios, driveways and swimming pools.
Dakota County Assessor shows the property is 19,301 s.f. and 25% calculates to 4,825 s.f. allowable impervious. The
County Assessor shows the building cover to be 1,794 s.f. (1,310 + 484). However, we will need more accurate
measurements of the other existing and proposed impervious cover on the lot: swimming pool and apron, existing
driveway and sidewalks, proposed driveway expansion.
If the existing impervious coverage exceeds 25%, existing impervious may be replaced, but not expanded. Since a
driveway expansion is proposed, the information is necessary to accurately evaluate the permit application.
