I actually measured that the existing driveway is longer (approx 10ft longer) but I assume that is the right of way and not counted as property square footage and doesn't count in the calculations (not counted in lot size or in hardcover sqft) 5. proposed front driveway and entry way is 2 ft narrower so 47x27 plus 10x15 = 1419 sqft, which is 94 sqft LESS than the existing conditions. Existing hardcover %: 2124+1513+407=4044/12070 = 33.5% Proposed hardcover%: 2124+1419+407=3950/12070=32.7% It appears that we are going to be well over the 25% - which leads back to the question of being grandfathered in. When they did their deck in July 2014 they had the permit/zoning review done and it was approved because the deck was going over the existing hardcover patio in the same size - so that patio/deck amount of hardcover was grandfathered in. As a showing of how un -feasible it would be to try to now force this house and property into the 25% compliance, that would say that the driveway and entry can only be 407 sqft in total which wouldn't even be a full width of a single car driveway. I fully agree with what you said on the phone about using this zoning review as a communication tool so that homeowners know that they can only add a big new patio if it fits in the hardcover limits, or if they add that patio now they maybe can't add a shed later. In this case this project is not trying to add anything - it is just replacing (actually making it slightly smaller) an existing crumbling asphalt driveway that is an eyesore and the homeowners are unable to shovel snow off of. Hopefully with this information you can fill in your forms that you need to, but hopefully the answer that comes back is that they can do this simple driveway replacement as a "grandfathered in" situation.
