We are unable to approve the Zoning Permit because the proposed shed exceeds the allowable impervious coverage standard of 25%,and does not meet the design standards in the City Code. The property is in a Shoreland zoning district for Fish Lake,within which impervious or hard surface coverage of the lot is limited to 25%. Current impervious coverage of your lot is estimated at 33.5%(see below estimated impervious 4,046 sq.ft. of 12, 609 sq.ft. lot=33.5%). Therefore,the lot cannot accommodate any additional hard surface area. In addition,the City Code requires the roof style and pitch of an accessory building over 120 s.f. in size to match the house,and exterior finish materials to be similar and compatible to and match the house in color. The proposed shed with gambrel style roof does not match the pitched roof of the house. We would need additional information to determine whether the proposed cement board siding is similar and compatible with the house, and even if that is satisfied,the other two issues would still need to be resolved. For these reasons,the Zoning Permit is marked as denied and is attached for your information and records.
