I would like to request zoning approval with this new information. Thank you, Mark Pearson I am reviewing your Zoning Permit application for a shed. It appears that there is an existing shed of approximately 10'x 12' size on the property(see aerial photo below). If one such structure is already present on the property, this would be the second detached accessory structure and no more would be permitted. City Code also sets a maximum wall height of 8'for accessory structures of 120 s.f. or smaller. The submitted plan proposes 9'10"walls. Accessory structures larger than 120 s.f. may have a wall height more than 8'and less than 11' ht. Please advise if you wish to make the shed larger, or reduce the wall height to be in compliance with the City Code. However, if the shed is larger than 120 s.f.,then architectural standards apply such that the roof style and pitch must match that of the house, and the exterior siding must be similar and compatible and of the same color as the house. Finally, the property is located within a Shoreland District of Hay Lake. As such,the lot is subject to maximum impervious coverage of 25%. Our estimates place the proposed impervious coverage at approximately 19%,which is within this limit. From aerial photos,the submitted plan does not appear to accurately depict impervious coverage—the driveway is larger than shown and extends alongside the garage, and the existing shed is not indicated. For the above reasons, we are unable to approve the zoning permit as submitted.
