I have recalculated with this adjustment in the area of the driveway, but also see front sidewalk, and added 100 s.f.for the sidewalk(4'x 25' estimated). This brings the total impervious,with the two proposed paver areas added,to 4,243 s.f., which is exactly 25.0%of the lot area. While I will approve the Zoning Permit,given how close the numbers are and that we are using some estimates, we encourage you to minimize new impervious coverage and consider not installing some of the pavers, perhaps the 3'x 60' along the side lot line. You also indicated that there was sufficient ioom in the 25%unpermeable surface � watershed district allowance to accommodate the proposed 16 squaxe foot profile for the retaining wall itsel£ (That 16 feet is paxt of the pYoposed 64 feet.) Thank you also for y=our pxompt email response to our phone conversation. My response to that message took longer than I expected, however, since it involved some amount of ineasuring and figuring. I would like to provide you with some additional information about the estimate for the driveway. The tree at the south side of our lot obscured the fact that the driveway does not accommodate a 3-car garage. The garage addition was for a workshop that would not accommodate a third vehicle. Though its door looks like a gaYage door,it is only 6 feet wide. Also the pavement in front of the addirion is only large enough fox a vehicle parked in a noxth- south dv-ection, and that vehicle has to do a tight tutn in front of the garage itself to get into and out of it. I am attaching three photos to clarify what is not visible to the aeYial photograph. The pavement is no closer than 6 feet fYom the tree on the east and 10 feet on the north. Notice that there are no straight lines otheY than at building itsel£ That complicated both measurements and calculations, but I aYrived at a total pavement axea of 848 square feet [I was assuming an easement of 11 feet;if it is actually 13 feet then that estimate should be reduced by 36 feet.] i In view of the above information,please consider allowing the additional two aYeas of pavers in my original proposal. Lot area and building data were taken from Dakota County records;the area of the driveway, rear patio and gazebo, and existing shed were estimated by digitizing those areas on an aerial photo. That aerial image with the calculated areas is included. The estimated total proposed impervious coverage comes to 25.46%. Consequently,we are unable to approve your proposal to add 124 sq.ft.of impervious coverage to the property. Please review the attached and let me know how you want to proceed.Some alternatives we discussed include providing actual measurements to confirm the proposed impervious does not exceed 25%; submitting a revised proposal; or withdrawing the proposal altogether.
