Subject: FW: 3010 Eagandale PI - Zoning Permit
Is the below description acceptable for the Lone Oak Grill conversion of pavement to green space? We are satisfied
from a zoning perspective.
If this addresses concerns about permeability and drainage, I will approve the Zoning Permit and let it go.
Thanks,
Pam

Hi Shawn,
I am in receipt of your Zoning Permit application to convert a paved area south of the building to green
space, and we need some additional information to accurately review it.
In order to ensure that the conversion from pavement to green space is functional in restoring
permeability to the site, please provide section information or full scope of work identifying the depth of
excavation, type and specs for the replacement fill, and surface treatment(sod?). The excavation
should be deep enough to get below the gravel subgrade of the existing pavement, and be replaced with
a mix of soils that allows permeability and infiltration of stormwater.
Proposal for additional green space:
Area 2150 square feet
Removal of all blacktop and compacted base course from proposed area
Bring in topsoil/pumice mix of quality soil for required drainage for new sod
Photos will be available of area during the removal and adding of new materials
Also, this property has zoning approval for outdoor recreation in that area. Is it your intent to continue
the outdoor recreation activities in this space?
Yes, purpose of the area is still for outdoor recreation
According to our records, the site has 169 parking stalls, and 71 stalls are required by City Code. This amount is based
on an indoor seating capacity of 192 seats, plus 7 stalls for the outdoor patio seating. Please confirm that this
information is accurate. If so, loss of parking with this proposal is not a concern.
Recounted parking spaces this morning, confirmed we are 187 stalls
Thank you for your cooperation.
Kind regards,
Pam
