The total required volume is therefore 18,935 sf x 1.1" = 1,736 cf.The proposed rain gardens have a design volume of 1,749 cf. If I recall correctly, I think the lot may have enough green space to be able to give some up to a patio (site must maintain minimum 30%green space). However, adding a patio would increase the impervious coverage,and I don't know if the new stormwater management plan and the rain gardens are designed to handle the added runoff. You would have to provide information in that regard. I also told him the pergola is a structure, and it was not part of the approved plans. As a structure it would have to meet setbacks, and as proposed along the west side of the building, it did not. He said he wanted to create shade over the proposed patio area, and I suggested they look at other impermanent techniques to achieve that objective.
