Slope is an interesting topic as the International Building Code is very specific about the membranes to which the slope issue applies. Hot, fluid- applied rubberized asphalt, like Hydrotech's MM 6125, and Protected Membrane Roof(PMR)applications (where the insulation is installed above the roof covering membrane)are not among the listed roof covering categories in I.B.C. Section 1507 requiring slope. A part of the reason for this may be derived from the fact that rubberized asphalt membranes were essentially developed as waterproofing membranes that are used in traditional roof areas as well as plazas, foundation walls, and more recently green roof applications. The code does not address slope for waterproofing applications to the best of our knowledge. It is also interesting to note that I.B.C. Section 1510—Reroofing, eliminates the requirement for roof slope as long as positive drainage is provided. It can be argued that as long as there are functioning deck drains on the roof,positive drainage is assured whether slope is introduced or not. It seems odd that for applications where one might expect code language to be more restrictive, namely in re-roofing applications,the code is relaxed slightly. It may also help to analyze the position of an industry authority on roofing issues -the National Roofing Contractors Association. Attached is a technical article that they prepared on the subject of slope. The N.R.C.A. chooses not to reference any minimum slope in recognition that dead level roofs do drain, achieving the primary goal of not having large ponds of water on the roof They also define what constitutes a pond. Typical PMR-designed dead level roofs drain quite well because of the PMR design itself. A simple analogy can be used to illustrate this. Pour water on a flat surface and watch what happens. It moves to the easiest escape route. In the case of a table,the water will flow or be pushed towards the edge. On a roof the water pushes toward the drains. Taking the analogy further,place a solid weight on the liquid that is left on the table. The remaining water is displaced to the edge of the table,or in the case of a roof, the drains. Essentially, that is how Protected Membrane Roofs are designed. In service, the ballasted in place insulation in most cases does not allow water to build up in the first place. The space where water may accumulate is taken up by the insulation. As a result,the water that does not flow off the surface of the insulation is immediately displaced to the provided outlets. HYDROTECH, Inc. 1111111111Hydrotech looks at the Garden Roof Assembly very simply as an alternatively-surfaced PMR application where the Garden Roof water retention/drainage elements, growing medium, and vegetation take the place of typical stone or paver ballast. In any green roof, drainage(not necessarily slope) is important. Provided water is not able to build up and maintain a saturated growing medium, the vegetation will not be adversely affected. In a typical Hydrotech Garden Roof Assembly,the "mitigation"of ponding water as a result of low slope is further enhanced by the fact that the growing medium(soil) acts like a sponge in absorbing and retaining the vast majority of the water that falls on the roof surface. Further,the rate that any excess water flows through the assembly is greatly reduced and this excess water is free to drain from the roof surface as described above in a typical PMR. It should be noted that the code also specifically allows for interpretation(Section 104.11) so that the designer and code official can select systems of higher quality and proven life expectancy well beyond the conventionally built roofs that the code addresses. Architects have been choosing Hydrotech hot, fluid-applied, rubberized asphalt membrane systems because they have clearly demonstrated long term performance many times the life expectancy of conventionally built roofs. Ultimately,the I.B.C. is for the protection of the building owner and seeks to achieve standards of construction. Architects choose the Hydrotech assembly and use it in dead level roofing, and in many waterproofing applications, because the performance history is so strong and the owner ultimately receives value well beyond conventional system applications. From a warranty standpoint, conventionally built roofing systems mimic code requirements through their warranties-they are void if the roof ponds. Warranties for rubberized asphalt carry no such provision and have a long history of warranted applications where the area is intended to pond constantly and/or remain submerged indefinitely. American Hydrotech offers, and has for nearly 30 years, full warranties for the watertightness and material integrity of the MM 6125 membrane regardless of whether slope is provided in the construction. More recently, our warranty offerings have expanded to include the material integrity of the Garden Roof Assembly components as well as some limited coverage of select vegetation supplied through American Hydrotech. I have also attached an analysis of problems associated with introducing false slope, "Practical Considerations in Roof Drainage of Protected Membrane Roofing(PMR)". Practical Considerations in Roof Drainage of Protected Membrane Roof (PMR) Many authorities in the roofing market advocate "positive slope to drain", usually between 1/8" and 1/4" per foot. Hydrotech certainly agrees with this view and recommends that when practical roof decks should be constructed to provide adequate slope to drain, particularly with conventional roof design. However, we do not subscribe to the concept that a roof membrane assembly must be sloped in every case, especially with Protected Membrane Roofs (PMR's, also known as 1RMA's). For clarification, a conventional roof assembly would typically consist of a structural deck over which an insulation layer is placed, followed by the roof membrane. This membrane could be fully adhered, mechanically attached or ballasted to hold it in place. In a PMR assembly, (specifically Hydrotech's PMR assembly) the roof membrane "Monolithic Membrane 6125" is fully bonded to the structural deck, followed by Dow Styrofoam, an extruded polystyrene insulation layer, then ballast. Basically, placement of the roof membrane and insulation layer in a PMR assembly is reversed, or inverted. (See attached illustration.) In many cases slope in the roof deck structure may not be practical because of its size, shape, materials available and cost, considering that it is typically more expensive to provide a sloped roof structure than a perfectly flat one. Therefore, the industry turns to various methods of adding slope to structurally flat roof decks. The resulting effort to provide slope is often in conflict with practical considerations and in the end, results in the owner getting a roof with serious built in problems. Two of the more common methods used to provide slope on flat concrete structural decks are by pouring on top of the deck a concrete sloped topping slab, or by placing tapered insulation boards, specifically fabricated to fit the roofs configuration. The use of this secondary substrate to create slope can lead to numerous problems... 1. The secondary substrate can trap moisture between the structural deck and the roof membrane during construction. This moisture present within the assembly can lead to membrane blistering and separation from the substrate (if adhered) and perhaps long term deterioration. If the roof membrane were too leaked for any reason, the leakage would not be readily traceable because water would be free to move laterally throughout the void (between the membrane and the structural deck), before finding its way to a crack or opening in the deck where it could enter the building. To trace and repair such a leak would be a nightmare, and could result in the removal of much of the overburden covering the membrane in pursuit of the leaks location. At Hydrotech, we feel the above stated built in problems are much more serious than lack of slope to drains in the function of a PMR assembly. With a PMR assembly on a flat structural deck, upwards of 60% of the water flows over the Styrofoam insulation layer to the drains, thereby creating a raised drainage level plane or "plateau drainage", elevated well above the drains at the membrane level, thereby accomplishing all the functions of positive slope. The balance of the water in the joints between the boards flows freely to a drain, and any that finds it way beneath the boards, is displaced by the boards and the ballast weight above. The advantages of Hydrotech's Monolithic Membrane 6125 (MM6125) PMR Assembly installed on a flat structural deck are... 1. MM6125 is a seamless membrane, fully bonded to the structural deck, thereby (if damaged) eliminating the ability of water to migrate between the deck and the membrane. Any damage can be quickly traced and corrected, with minimal disturbance to the overburden. 2. MM6125 was developed as a waterproofing membrane and has been used in reflecting ponds, pools, fountains, planters, etc., as well as in "flat" PMR assemblies for over 40 years! MM6125 is not affected by standing water. 3. MM6125 is buried beneath the overburden and insulation layer, protecting it from physical abuse (during construction and after) and the effects of Mother Nature, thereby increasing the life expectancy of the roof assembly. 4. With Hydrotech's Ultimate Assembly we warrant the watertightness (labor and materials) of the membrane, thermal value of the insulation, wind blow off resistance of the assembly, breakage of the pavers and removal and replacement of the overburden...single source responsibility from Hydrotech. "Positive slope to drain" works best if it can be accomplished in the original structure and not by the installation of a secondary substrate to provide the desired slope. "Raised plateau drainage" is a old concept that provides the benefits of slope, simplified construction, is cost effective and has a long successful track record.
