There is evidence of foundation leaks (photographs 47 and 48). Your drilled into the wall below the bathroom windowsill. I did not find evidence of moisture. INSPECTION Fungi *Rhizopus stolonifer grows very quickly and engulfs petri plates, not allowing other fungi to grow. ** There was a very small spot of Chaetomium. The dark color is the natural color of the reverse of this sheetrock. Mold counts were low to very low. Bathroom caulking (photographs 39, 42, 43): the black areas are mold. The discoloration in photograph 44 is caused by dirt in the grout that allows mold to grow. Most of the discoloration is from some type of cement and dirt. There was no toxic mold, otherwise known as black mold or Stachybotrys chartarum. There are many black molds that are not toxic. Main floor I noticed that some rooms, such as the back bedroom, were noticeably dusty. Where there is dust there is mold. The fan in the master bedroom appears to be extremely dusty. It can be cleaned easily. I recommend Swiffer dry dusters, unscented ("lemon scented" is a petroleum product called limonene — lemon scented products usually have never seen a lemon). Petroleum products may not be advisable for infants. Bathroom Fortunately, most of the walls are plaster. If mold is found on plaster it can easily be cleaned. The discoloration in the ceiling is caused by mold. I recommend spraying with a product called Concrobium, that you can buy at most hardware stores. Then paint the ceiling; I would normally recommend an oil-based paint, but with infants present this is not a good idea. I suggest, as an alternative, using a high gloss paint. Whenever moisture accumulates, it should be wiped off immediately. The windowsill needs to be allowed to dry. I should then be sanded to remove all loose paint, and then painted with at least two coats of high gloss latex. I suggest installing a vinyl shower curtain against that wall so that spray from the shower cannot damage the window. I recommend removing all discolored caulk: it cannot be cleaned. Caulk with one of the more mold- resistant caulks. Be sure the surface is smooth because the more rough edges, the more mold can attach because it is harder to lean. Grout can usually be cleaned with a mold disinfectant. If the grout is discolored, mild sanding can improve the appearance. Grout should always be wiped down when damp or slightly dirty. Once dirt and mold start to accumulate it takes much more work. Basement The discolored areas on the foundation walls is mainly dirt and a small amount of mold, it can easily be cleaned with a mild disinfectant. I recommend cutting out the discolored area show in photograph 53 should be cut out, including an additional 6 inches. I always recommend that there be a 1"-2"gap between the foundation floor and wall material. Carpet in basements is not advisable. Foundation floors almost always are slightly damp. The dampness in exposed concrete is usually not sufficient to cause problems, but it can add moisture to carpeting allowing mold to grow. Please let me know if you have any questions.
