Attached is your Zoning Permit application for a shed, which has been denied for the following reasons. We are unable
to approve your Zoning Permit application for a shed. This property is located in the Shoreland Overlay District of Holz
Lake. Shoreland Zoning limits impervious coverage to 25% of the lot area, and the estimated existing impervious
coverage is 28% (see below digitized measure). The ratio was calculated based on the 14,202 s.f. of land area above the
lake per Dakota County records. Since the existing impervious coverage ratio exceeds the 25% allowable, no further
buildings or other impervious coverage may be added to the property. If you have any questions or require further
explanation, please let me know.
