Planner's report on rezoning request from agricultural to limited business for a parcel located on the Southeast corner of Gold Trail and Silver Bell Road. This parcel is an exception to the City Ponding Area to the Northwest of Woodhaven Park. 2. Memo from Committee Chairperson Lundsten clarifying policy regarding letters or speeches by members of the Committee. DATE OF PUBLIC HEARING: NOVEMBER 27, 1979 DATE OF REPORT: NOVEMBER 21, 1979 REPORTED BY: DALE C. WNXI.E, CITY PLANNER Applications Submitted The first application submitted .is request to rezone approximately IS acre of agricultural land to LB, Limited Business District, to allow an office building. second 'applicafion -submitted is a request -for preliminary plat which would consist of approximately h'acre and contain one lot. Ccmments Presently the parcel is zoned agricultural. It is an isolated parcel surrounded by different land uses. To the south is Woodhaven Park; to the northwest the. area is.zoned came ty.shcpping center and is the present location of the new - bowling alley; to the northeast there are existing duplexes. In reviewing the location of the site, it abuts Beau D' Rue Drive andGoldTrail and is across from the =mercial shopping center. According to the traffic and liveability of this site, the area would either be suited for.either a higher density residential development or a limited business development which would blend or be aapatible with the residential area to the northeast. Staff. feels that_the limited business/office would be a ccupatible use with the surrounding area. The applicant is proposing to oonvert the existing home into an office and the only changes that would occuris to bring the building up to the State Code, add a parking lot which would conform to the square footage of the office and provide landscaping.on the site. - - CITY OF EAGAN SUBJECT: REZONING AND PRELIMET ARY PIAT PETITIONER: GOMM S DORIS IEIBEI LOCATION: PART OF THE NFA, OF SEC. 20 S PART OF THE NE's OF SEC. 19; - PARCM IS LOCATED SOUTH OF BEAU D' RUE DR.
