January 22, 2020 Custom Renovations & Builders, LLC 1464 Selby Ave St. Paul, MN 55104 Attention: Craig Peterson and Jason Timmers Subject: Lateral Brace Wall Requirement Installation AM 30 AIMS Dodd Rd, Eagan, MN ?rs-i2i1/ # /57E1i0 Project# 2019-064 To whom it may concern: At the request of Craig Peterson of Custom Renovations, Craig Oswell, PE of Oswell Engineering and Consulting, L.L.C. visited the single family residential home under construction at the above site on 1-22-20 to visual review the framing conditions in relation to the lateral brace wall requirements previously designed and detailed by Oswell Engineering in documents dated 7-11-19. The following items and corresponding corrective measures were noted: 1. The garage front portal frames were not constructed per IRC R602.10.2 and R602.10.4 as directed. The right most panel (when faced from the front was constructed as only 1 '-7" long instead of the 1'-10" minimum as noted, the header over the garage doors was not installed continuous as noted and was also placed higher than allowed per the details (139" to top versus 120" maximum allowed) with a cripple wall below the header instead of above it. The large Simpson STHD straps were also installed at all three panel locations instead of at the center panel only as noted. The 5/8" anchor bolts were installed but the nuts and triple sill plates were not. CORRECTIVE MEASURES: Since the PFH straps were installed at all three panels and the panel lengths are all approximately at or larger than the minimum for this panel type, we can consider them all PFH panels instead of the outer ones being CS-PF. The length provided on this brace wall is therefore 8' to 12' versus a required of approximately 7'-8". To account for the beam not being fully continuous and being placed slightly too high the entire inside face of the front garage wall is to be sheathed with 7116" minimum plywood or OSB as noted for the PFH portal frame before being sheetrocked. Install 2x spacers on the inside header face vertically at 16" on center maximum to allow for panel attachment. At the panel between the garage doors install a 24" long piece of matching LVL at the end of each existing header and install a Simpson MSTA49 strap at the top of the bottom of the headers bridging the center panel gap and fastened to the added 24" long pieces. The nuts for the anchor bolts are to be installed prior to the interior sheathing. Additional sill plate pieces are to be installed at each nut between the existing studs as allowable. 2. At the house face on Dodd Rd (left side on the plans)the four CS- PF portal frames noted were not installed with continuous headers and the header was installed as a double 2x10 instead of a minimum of a double 2x12. CORRECTIVE MEASURES: At these four locations, the existing headers are to be removed and new (3)9.25" ripped down LVL's are to be installed continuous (at least 16.5" beyond the edge of the window openings) against the outside sheathing as noted in IRC section R602.10.6.4. The nailing and inside straps are to be installed as noted in that section as well. The existing sill plates do not need to be removed, but the existing 2x6 studs on each side will need to be cut to allow for the continuous header. Page 2 of 3 Project#19.064 3. Other miscellaneous items: a. At the interior shear wall panels between the great room and rear dining room area, only the exterior side (dining room side) needs to be sheathed with plywood or OSB as noted up to the ceiling line (the gable is already sheathed). The sheathing does not need to be continuous with the outside exterior sheathing as the corner studs provide continuity at the intersection of the incoming dining room walls. b. Use of staples is allowed as noted on sheet 1 of the design documents. Per table R602.3(2), alternatives for R602.3(1), staple spacing for standard walls is 3"/6". For portal frames, the stapling is to be half the nail spacing noted to a minimum of 1.5" on center. c. The presence of sheathing penetrations for outlets and miscellaneous wall fixtures is allowable in the shear wall panel sections provided they are not overly large (1/5 of the panel width).
