The proposed footprint of the building on the lot survey shows three(3) Black hills spruce trees that are currently planted where critical root zones may be encroached upon during excavation. Critical root zone(CRZ)means an area within a radius surrounding the tree trunk of one foot per one caliper inch of tree diameter,e.g., a 20-inch diameter tree has a CRZ with a radius of 20 feet. The trees installed are currently about 3-5" in diameter,and recently planted, so to be on the safe side the CRZ would be about 5'. Given the mature size of these trees being 15-25'wide it would be best if these trees were moved or removed. So, in summary there are two options for this lot. Option 1,These trees are relatively new they could be moved and remain on site. No additional trees would need to be planted. Or Option 2, Remove the three trees and replant two (2) new,front yard,Autumn Blaze Maple trees. Before I can approve your permit I need you to provide a tree preservation plan(can be drawn on a copy of the survey) that visually represents which option you choose and clearly identifies trees to be removed or planted and also shows the location of tree protection fencing. A site visit was conducted by Derek Phillips, PE on February 13, 2020. A couple of items were brought up by the inspector. The hold down straps at the garage portal frame were not installed that well. The straps are not completely vertical and tipped to the side, missing part of the double vertical studs that it was supposed to line up with behind. The framers added a partial vertical stud to the side of the double studs to accommodate for this, so the strap had something to fasten to. Also, the sheathing was broken 6" up from the bottom of the portal wall. Horizontal blocking was added at this point. To fix this, add 2 layers of 1/2" sheathing to the inside face of the portals walls. They should be installed from the base plate up to the double top plate. Tack the first layer in place and then fasten the second layer over the top of it with 10d nails at 3" on center, minimum. This should be fastened to every vertical stud in this area. If there is a break in sheathing, make sure from one layer to the next that the breaks are at least 2'-0" apart. This will take care of both issues.
