Since you recently acquired this property and it is our understanding you have plans to make other improvements to the building and site, I'd like to take this opportunity to share some additional information about Eagan and this property. Site and building improvements require a permit from the City,and the kind of work proposed determines the type of permit needed (e.g. building permit,zoning permit,grading permit, etc.) Please contact us before doing any work to ensure the right permit is obtained, and that the work complies with applicable codes and ordinances. In regard to zoning,Jerry's Garden Center has operated on this site since the 1960s. The property was rezoned to Limited Business(LB) in 1977 and a conditional use permit for the garden center was approved that same year. However,the current LB zoning ordinance does not allow garden centers or the kind of outdoor sales and storage that are presently occurring on this property. Therefore,the current use is considered legal non-conforming and while the present use and arrangement of the property may continue,the non-conforming status may limit future expansion.
