Bryan, thanks for working with Dale on the hydrant relocation and sending us a set of plans for what you’re
doing. We’re had minimal information about what was proposed for this property. Now that we see the plans we have
a better feel for what you’re doing. Conceptually it is fine, but there are some green space and tree mitigation counts
that need to be documented for compliance with the properties Conditional Use Permit. Either the contractor or
property owner will need to get a Zoning Permit so it can be documented properly. Pam in our Planning Dept. has the
most history. Can you get work with her to get the permit, or forward her the Owner’s contact info so she can follow up
with them? She is copied on this email. Thanks.

I don’t see any Zoning Permit for this address. My questions from a zoning perspective would be for impacts to
reducing green space, and expanding the outdoor storage area.
Murphy received CUP approval in 2011 for outdoor storage. When they acquired the large warehouse building, they
also acquired the vacant lot on the corner of Mike Collins Drive in order to get full access to YD Rd at Mike Collins, and
that also contributed to the overall amount of green space on the site as a whole, and a lot of the tree mitigation was
planted in that area. The area they are paving now was pavement removed during Murphy’s initial site
improvements. This contributed to an increase in the green space ratio of the property from 26.4% to 28.8% (25%

minimum green space standard in I‐1 zoning). Although minimal, if they are repaving it now and adding a few more
stalls for trailers, that is also expansion of the location and amount of outdoor storage authorized in the CUP. There
were also supposed to be 5 trees planted in that area, although it doesn’t look like they were installed.
The CUP provides for 80 trailers, if they are just adding 4 more trailer stalls next to the building, it probably doesn’t
warrant a whole new CUP, but we should document it, and ensure that other zoning standards are being met, like the
green space ratio remains above 25%, and they should address the 5 trees that were supposed to be planted in that
area, 2 of which were for mitigation purposes.

Do any of you recall if we have a Zoning permit for a parking lot expansion at 905 Yankee Doodle Road (Murphy
Warehouse). The contractor is starting work and none of this looks familiar. I’m not opposed to what they’re doing, but
don’t know what approvals they have. I don’t have a grading permit.

I would prefer to have a plan showing where the trees will be planted that I can include with the Zoning
Permit. However, I will add that note to the Zoning Permit and attach a copy of your email with it to get you started on
this project.
Please follow up with a plan by May 25, 2021, showing where the trees will be placed. The sooner they get planted the
better, is by June 30, 2021, a realistic time frame from your perspective?
I have some work to do yet to compile the notes and attachments for the Zoning Permit, and will send that out to you
tomorrow by separate email.

This email is in follow up to our emails and phone conversation this morning. The green space calculations are
acceptable. About the trees, in the area where you are doing the work, there were supposed to be 5 trees planted with
the landscaping in 2011 (see below). With the current scope of work, those trees need to be addressed. If the trees
were previously installed, they would be coming out with the current work and need to be replaced. If those trees were
not previously installed, then that shortcoming in the site landscaping should be addressed at this time too.
The frontage along Yankee Doodle Road could use better screening for the utility boxes and the loading docks, so
additional trees and landscaping in that area would be one option. See the Google street view here,

southeast portion of the property. Please provide a plan addressing this last item.
