property line. drainage shall not negatively impact neighboring property. Shed construction shed adhere to pertinent building code

Hi Erik,
I'm sorry about the late response. Here is an updated sketch, and I hope I answered your
questions below.
The height of the shed will not exceed 8', the siding is gray to match the house, and the
style of the roof matches as well. (See attached sheet for information)
I am an idiot and switched the dimensions - it is 16x12. I updated the sketch accordingly
Thank you for the info on the rain run off. I've spoken with my neighbor and made sure
that there will be the 5' easement to accomodate
Please let me know what else is needed!

Before we can approve your shed permit, we need some additional information. Sheds
exceeding 120 sf must have a roof style and siding to match the principle house and may not
exceed a wall height of 8’. Please provide details on all dimensions, siding type and color
and that it has a gable style roof. Also, I noticed from the site survey on file for your lot that
a 16’ wide shed may need to be constructed right up to the house on the side closest to the
street in order to meet the 5’ setback requirement. Is this your intention? The shed may not
be attached to the house at any point. Typically, the building code requires a minimum 3’
separation before fire wall protection is required for garages but smaller sheds are exempt as
long as no vehicle storage is occurring in the shed. Also, it appears there is some slope along
the north side of your house that is designed to move water into the easement area and then
drain to the street. We do not want to see increased runoff that negatively impacts the
neighboring home. While this location may be acceptable, you will be responsible for
knowing where the property lines are located and making sure a minimum 5’ setback is
maintained. I’ve included the site survey that is on file for the lot as reference.
