I also attached the inspection report from Safe haven who inspected the property last week against his engineering and he gave his approval. I am hoping with these 2 pieces of information that we are able to receive our pass and continue the progress from here. It makes a difference if they are in a braced panel or not. I cannot tell from the pictures. I think you will have to get a local engineer to make an inspection. I just do not think I can be of help on this. I cannot make the inspection required. Hey wayne, Here are all the specs i have from you and the other engineering done on this property. I am attempting to resolve the outstanding inconsistencies with this project in the most timely manner. would it be at all possible to receieve your direct phone number so that we can have a conversation and i can you up to speed on what the city is requiring for us. You will note the primary concerns on this project are: 1) the gaps in sheething and the affect they may have in the structural integrity both on the back of the where the panels do not but directly together AND in the front of the house where there is a 6 inch strip. I need a written addendum from you stating that this will be satisfactory to satisfy your engineering. (see attached photos with notes) 2) there was need to move the lower level window as the foundation walls needed to come up to account for grade. it pushed the window over and the city needs an addendum from you since it is within a braced wall. Please let me know if you can accomplish this and send over the addendums at your ealiest convienence. I attached a copy of the plans and updates for your reference but they wouldnt all fit in one email so it may be split up into a few Here is also a commentary from the city inspector outling the changes There are some discrepancies in the braced wall panels that will need to be addressed by the engineer that designed the braced walls. There was a change in a window location at the lower level that interupts one of the required braced wall panels. If you choose to use the existing plan this will require an addendum for that change and should be addressed in your permit submittal. The header sizes and the lateral design are adequate per the code based upon the Construction Set dated April 23, 2019. However, a few items were flagged in construction by the inspector. • Where structural shear panels are not called out, fastening of the exterior sheathing with 7/16” x 1 1/2" 16-guage crown staples at 3” on center along the edges and 6” on center at the intermediate supports (minimum) may be used in place of nails. • The bottom portion of the exterior sheathing is installed as a separate piece from the first-floor wall framing. This is fine as the piece is fastened from the foundation wall sill plate up to the first-floor framing sill plate. • The ends of the wall sheathing in some corners fall slightly short of the corners by up to a half an inch. This is fine. • Shear wall Panel #12 at the Exercise Room is slightly different from the drawings. The window opening is shifted towards the Foyer by about a foot as the foundation half wall was extended around the corner to accommodate for the exterior grade. This is fine.
