SUITE 3740 MINNEAPOLIS, MINNESOTA 55402 P 612.232.3431 CARTER@BIG-RIVER.COM BIG-RIVER.COM Momentum Design Group Ryan, Due to the remodeling of the building over the years using wood stud construction within the interior, the current classification of the building does not conform to the original Construction Type as defined by the Minnesota State Building Code and identified by the City Building Official in an email correspondence to you dated February 5, 2021. The current classification is Type IIB which does not allow combustible materials. We were able to re-classify the existing building using a Type IIIB construction type. This allows wood to be used within the interior of the building, but does provide limitations. The building has now been compartmentalized into three distinctly different buildings. These buildings are separated with 3 hour rated, concrete masonry units (CMU), demising walls. These walls can be penetrated in the future with door, window, and mechanical openings, buts size, type, and fire rated assemblies will limit the size of the openings as well as how one addresses each opening for protection.
