THIS NOTICE OF WAIVER OF NOISE MITIGATION ("Notice") is provided by Sarah Ann Manley and Jacob
Michael Manley, wife and husband (hereinafter "Landowners").

The R -1S standards relating to the Manley Gun Club development were discussed with City
Council during the listening session on 12/20/2022. It was determined that the remaining vacant
lots, including 645 Remington Ct, could be "grandfathered" under the former R-1 S bulk
standards (notably the 25% lot coverage, 6 -foot side yard setbacks, and removal of the 2,000
SF max coverage).
However, upon completion of any home, the property will revert to the current R-1 S zoning bulk
standards. This could potentially make the home legal non -conforming. If the home is deemed
legal non -conforming, future home additions (excluding a deck) may require approval of a
variance.
The "grandfathering" of the lots shall apply until such time that a certificate of occupancy is
issued.
When possible, builders (and owners if information is available), should be made aware of the
R-1 S zoning bulk standards. Involved parties should strive to meet the new standards as much
as possible, notably the 20% lot coverage or 2,000 SF maximum and side -yard setbacks from
the principle structure of 10 -feet.
