Many of the current stairs,most of the skirtboard and rail are in poor condition. The structure of the deck is still in very good condition-the joists,posts,and beams are all in good shape and my hope is to reuse all of the current joists,posts,and beams. However, I do not know the depth of the footings since I have only owned the house for about 4 years. Upon inspection, I know the ledger board is flashed properly and it is attached with lag bolts to the house and the joists are 16" O.C. All joists,posts,and beams are green treated with dimensions listed. So,I hope to keep the current joists,posts,and beams and only replace the decking,steps, rails,and ballister.
