A site visit was conducted by Derek Phillips, PE on April 10, 2023. The following items were brought up by Plan Review: • The property reported to have had a fire. The existing structure in its current condition shows no signs of a fire. The damaged structure appears to have already been replaced. • The residence has been abandoned and unheated for many years. After inspection of the existing foundation, there does not appear to be any signs of frost heave. Also, the existing foundation is able to handle the new structure placed upon it. • The exterior sheathing was not properly protected over the years as some of the walls were exposed to the elements. All siding and house wrap shall be removed. Then an inspection will occur to determine which wall sheathing will need to be replaced. All damaged sheathing shall be replaced with 7/16" OSB, typical. • There are signs of water damage in the floor sheathing near the existing chimney in the new Master Bedroom. This will need to be replaced. • The plans will be updated to call out all structure, new and existing. These members are calculated based upon the current 2020 MNRC building code. This will include Tall Walls, Lateral Design, Headers, Posts, etc. A final framing inspection will be performed prior to the city's framing inspection to ensure all items on the plans are properly addressed. • Structural notes are general notes for new and existing structures. It is provided to call out minimum loads, materials, material strengths, minimum fastening, etc. The drawings are intended to show final construction of the structure. Due to the existing condition of the structure, multiple structural inspections will be performed during the process of construction to ensure compliance. Also, a site visit was conducted by Derek Phillips, PE on April 26, 2023. Unfortunately, only part of the original Truss Shop Drawings (Midwest Manufacturing, Job# QTREC0199246)was located. The truss manufacturer does not keep any project information beyond 5 years. Therefore, an inspection and an analysis of the trusses was performed. The following loads were considered: • The roof trusses at 2'-0" on center are designed for 42 PSF Snow Load + 10 PSF Top Chord Dead Load + 7 PSF Bottom Chord Dead Load + Self Weight. • The floor trusses at 16" on center are designed for 40 PSF Live Load + 10 PSF Top Chord Dead Load + 7 PSF Bottom Chord Dead Load + Self Weight. The existing roof and floor trusses are structurally adequate. The truss layouts and spacings are called out on Sheet A700. The 2020 Minnesota Residential Code is applicable. Standard exterior CS-WSP shear walls are being fastened with 8d nails at 6" on center along the edges and 12" on center at the intermediate supports (minimum). • As an alternative, the 7/16" OSB sheathing may be fastened with 7/16" x 1 1/2" 16-guage crown staples at 3" on center along the edges and 6" on center at the intermediate supports, minimum. This will provide the equivalent resistance for the lateral forces placed upon the structure. • The existing Built-Rite sheathing on the front of the garage is being replaced with OSB. I was assured by the homeowner that Jim would be transferring the permit into his name prior to permit pick-up after I informed them I would not be taking on this project. After speaking with Derek today, he was not aware of this. I am providing this email as written proof to the City of Eagan that Donaley Homes LLC, as of 05/30/2023, is in no longer, in any form, involved in the remodeling project located at the 935 Lakewood Hills Road in Eagan, MN -- permit EA181922.
