Eagan, MN 55122 Re: On -going Drainage Concerns Dear Mr. & Mrs. Kilgore, The following is a summary from my site visit earlier today to your property located at 1409 Kings Wood Rd. to view the on -going drainage issues you continue to deal with. I first visited your property in June of 2021 at your request to view a number of drainage issues you were experiencing due to the topography of your and your neighbor's lots as well as some improvements your neighbor had made to their property at 1413 Kings Wood Rd. The primary area of concern lies along the southerly, side property line. The neighboring home sits slightly higher than your home and the natural grade in the area slopes from south to north, towards your property and then toward the rear of the property. Your neighbor has installed drain tile from their downspouts in both the northwest and northeast corners of their home and daylighted them near the side lot line. By doing this they are discharging a significant amount of extra runoff from their roof toward your property. The best way to remedy this situation would be for your neighbor to run their drain tile to their rear yard and discharge it in the direction of their back lot line rather than the side lot line where it is currently being discharged. This would require the addition of a minimal amount of drain tile along with changing the alignment of the existing tile but would substantially reduce the amount of runoff flowing through your property. If your neighbor is not receptive to the solution proposed above, then I would suggest modifying your landscaping to better "armor' your property and manage the runoff as it flows through your property. Along the side of your home you have wood chip mulch, I would replace the mulch beginning at the point where it meets the grass and extending in approximately two feet toward your home and running all the way from the front of the house to the back. In this area I would place larger river rock or fieldstone. In this same area randomly place some larger boulders (12"-18" dia.+/-) and let them stick out a few inches past the normal border in order to deflect the water away from your house and also to dissipate some of the energy. I would place the rock in such a manner that the portion closest to the house is higher than the portion at the grass line; basically, creating a slope towards the grass. I would extend this landscape feature at least 3® of the way or farther along your retaining wall to ensure the runoff makes it past your retaining wall and can safely flow through your back yard. Another option would be to construct a berm along your side property line to block the flow from reaching your landscaping, retaining wall or your home. This would need to be offset at least a few feet from the property line and could be either vegetated or landscaped with bushes, rock, etc. Given the topography and water volumes in the area, I would make the berm at least 18"-24" at the high point. Again, I would start this near the front of your home and extend it to the back, again, going at least 3/ of the way along your retaining wall. I understand some of these options may not be too visually appealing but if done right, I think they could be constructed in such a way that they would fit in with the surrounding landscape.
