Comments: The Property identified above is located within the corporate limits of the City of
Eagan. The Property was platted in 2005. The property is zoned 1-1, Limited Industrial, and is
surrounded by similar zoned properties but for the property to the South zoned Business Park
and developed with an office/warehouse. The 1-1 district allows office/warehouse uses. Outdoor
storage of trailers and materials requires a CUP (Conditional Use Permit). The Property is located
within the one -mile buffer area of Airport Noise Policy Zone 4, within which industrial uses are
considered compatible.
The building was constructed in 1987 and complied with zoning and building codes at that time.
A parking setback variance was approved in 1992. A CUP for outdoor storage was approved in
2005. A second CUP was issued for the subject property in 2013 for 21 tractor trailers and 8
semi -tractors in the parking area east of the building. The outdoor storage did not occur and thus
the CUP lapsed. Official action to revoke the CUP occurred on July 7, 2015. We are not aware
of any outstanding unresolved building or zoning code violations associated with this property.
There is one open Fire Permit from 2003 that did not receive the required inspections; the City
will not be pursuinq further action with regard to the open permit. The following supporting
