Comments: The Property identified above is located within the corporate limits of the City of
Eagan The Property was platted in 2005. The property is zoned 1-1, Limited Industrial, and is
surrounded by similar zoned properties Outdoor storage requires a CUP (Conditional Use
Permit) The Property is located within the one-mile buffer area of Airport Noise Policy Zone 4,
within which industrial uses are considered compatible.
The building was constructed in 1987 and complied with zoning and building codes at that time.
A parking setback variance was approved in 1992. A CUP for outdoor storage was approved in
2005 but appears not to have been implemented A new CUP was issued for the subject
property in 2013 allowing 21 tractor trailers and 8 semi-tractors in the parking area east of the
building The 2013 CUP replaced any and all earlier Conditional Use Permits, effectively
terminating the 2005 CUP The outdoor storage did not occur and thus the 2013 CUP lapsed.
Official action to revoke the 2013 CUP occurred on July 7, 2015.
We are not aware of any outstanding unresolved building or zoning code violations associated
with this property. There is one open Permit for fire suppression dated January 24, 2017, that
has not received final inspection The following supporting documentation is being provided in
