Comments: The Pronertv identified above is located within the cornorate limits of the
City of Eagan. The Property has been platted. The 227,000 sq. ft warehouse/ distribution
building on the site was constructed in 2007. The I-1 zoning district permits warehouse
uses; outdoor storage requires a Conditional Use Permit. Surrounding properties are also
zoned I-1 and guided IND (Limited Industrial).
The Pronertv is located within Aimort Noise Policv Zone 4, within which the warehouse
and distribution use is considered compatible. A Conditional Use Permit was issued for
the property in 2010 to allow outdoor storage of trucks, trailers and other vehicles. A 60'
wide public easement for riaht-of-wav and drainage and utility numoses crosses the
northern portion of the property
City records do not indicate any current zoning or building code violations occurring
this property. Our records do show several open building permits that have not received
final inspection. Certificates of Occupancy are provided as requested.
