Comments: The Property identified above is located within the corporate limits of the City
of Eagan. The Property has been platted. The Property is intended for retail commercial use
as a movie theater. The Property is zoned Planned Development and was part of the 1989
Park Centre Development which originally encompassed -13 acres. In 1997, the Planned
Development was amended to allow a movie theater on this site. Subsequent amendments
incorporated additional land and waived the proof of parking requirement for 80 parking stalls.
We are not aware of any unresolved zoning or building code violations. Our records indicate
there are no open building permits. The Property was in compliance with the approved
development plans at that time of construction. The following supporting documentation is
