Comments: The Property identified above is located within the corporate limits of the City of
Eagan. The Property has been platted. The Property is zoned 1-1, Limited Industrial; surrounding
properties are also zoned 1-1. The Property is located within Airport Noise Policy Zone 3, within
which industrial uses are considered compatible.
A Conditional Use Permit for outdoor storage was approved in 1998, however, the CUP may
be expired as it appears the outdoor storage is no longer in use. The existing structure and
site improvements were built in 1968 and complied with zoning and building codes at that
time. We are unable to evaluate the Property for compliance with current codes and
ordinances to determine whether any nonconformities exist. We are not aware of any zoning
code violations associated with this property. There is one outstanding building permit that
remains open from November 30, 2015 to replace a gas unit heater.
