Comments: The Property identified above is located within the corporate limits of the City
of Eagan. The Property has been platted. The Property is zoned 1-1, Limited Industrial:
surrounding properties are also zoned 1-1. The 1-1 zoning district permits
office/warehouse/manufacturing and other light industrial uses. The existing 96,000 sf
office/warehouse building was constructed in 1979. Our records show a Conditional Use
Permit approved outdoor storage on the property in 2005, however, the outdoor storage
appears to have ceased several years ago. The Property is located within Airport Noise
Policy Zone 4 within which industrial uses are considered compatible. There are no zoning
or building code violations currently on file with the City of Eagan for this Property, and no
