Comments: The Property identified above is located within the corporate limits of the City
of Eagan. The Property was platted in 1967. The Property is developed with a 9,492 square
foot restaurant built in 1973. The current use as a restaurant is considered permitted within
the 1-1 zoning district. The proposed use as an indoor storage facility is considered
warehousing of goods and is also considered a permitted use within the 1-1 zoning district.
Anything kept outdoors, overnight, is considered outdoor storage and would require a
Conditional Use Permit (CUP). The surrounding area is developed primarily with industrial
uses including self-storage to the south and multi-family housing to the east across Sibley
Memorial Hwy. The Property is within the Aircraft Noise Zone Overlay District Zone 4 one
mile buffer, within which industrial uses are considered compatible. There are no current
CUP's or Variances associated with this Property. A CUP for a 100-foot monopole was
approved in 2002; however, the monopole was removed prior to 2008, thus, the CUP is null
and void. Our records indicate there are no open zoning, building or fire code related
