Comments: The subject Property identified above is located within the corporate limits of the
City of Eagan. The property is zoned and surrounded by Limited Industrial (I-1) zoned properties
to the north and east as well as properties zoned Business Park (BP) to the south and west.
Among other uses, office, warehouse and light manufacturing are permitted uses in the I-1 zoning
district. Enclosed is a complete list of permitted and conditional uses as well as bulk standards
for the I-1 district. The property was replatted in 1998. A Variance to allow zero setbacks for a
shared driveway was approved with the Final Plat. A Conditional Use Permit (CUP) was approved
in 2000 to allow outdoor, overnight truck storage. An approximate 41,000 square foot warehouse
building was constructed in 2001. A second CUP was approved in 2010 to allow a 150-foot
telecommunications monopole. The Variance meeting minutes and CUP resolutions are
