Comments: The Properties identified above are located within the corporate limits of the City of
Eagan and are zoned R-4, Residential Multiple. The site contains 220 multifamily housing units
constructed in 1985-87. The use of the property as residential apartments is a permitted use in the
R-4 zoning district. In addition to residential units, Lot 10, Block 1, also contains the pool building.
Outlot A contains no buildings and Lot 11, Block 1, contains the complex's recreational facilities.
While the use appears to meet current zoning requirements, the City cannot determine full
compliance with all existing City Code standards. The provisions of City Code Chapter 11, Section
11.40, Subd. 9 (see attached) apply to the continued use and reconstruction of any non-
conforming uses. Our records show no variances or conditional use permits in connection with the
current use. We are not aware of any current code violations or any open building permits related
to the Properties.
