An accessory building is a subordinate structure attached or detached from the principal structure, having a roof and walls to provide weather protection. This includes garages, storage sheds, gazebos and similar structures. How many accessory buildings can 1 have? You are limited to two detached accessory buildings on one lot. How do I plan for my accessory building? : Determine the following: What is my property zoned? (Check with City staff to obtain your zoning district.) R-1 or E zoning districts All other zoning districts Follow the instructions below. See Planning staff for information. What are the lot coverage restrictions? (Check the Dakota County Real Estate Inquiry at http://www.co.dakota.mn.us/assessor/real estate inquiry.htm to obtain your assessed square footage & estimated lot size, or call the county at (651) 438-4200 for assistance. City staff will also provide further service, if needed.) Will the square footage (footprint) of your proposed building, along with the footprint of your home and all other covered accessory buildings exceed 20% of your total lot square footage? If so, the proposed accessory building size must be reduced. Add the square footage of your proposed accessory building to the square footage of any existing accessory buildings currently on your property. Is the total greater than the square footage (footprint) of your principal structure? If so, the proposed accessory building size must be reduced to a size less than the square footage of your house. Among other things, structures include but are not limited to buildings, `gazebos, decks, retaining walls, walls, fences over six feet in height, and swimming pools, but excluding patios and similar at -grade improvements.
