The builder states no wetness problems were observed during the building phase. =Normal foundation grain tile was installed at this time. Nletness proplens with the lawn surrounding the house started soon after final landscaping. According to the builder and landowner the tile, and sump pum-io around the foundation of the house is working properly. Additional tiling was unc ertaken un slope and alone bot`) sides of the home to alleviate the problem (see sketch). The original soils information for this general area showed 342F: soils. This is a Kingsley sandy loam on 15-25o slopes. Included within this mapping unit are a few small areas of Kennebec (250) soils which has a seasonal 'nigh water table of 3-5 feet and which may be occasionally ponded. With the grading and construction activities on this area, exact soil ,profiles and characteristics are not known. Information: Inspection of the site showed excessive wetness occurring around the house. The vegetation and soils were completely saturated with some seeTDage from this overload of water showing on the surface. It is our impression the wetness on this site is due to a confining layer of soil causing a "side hill seep" or spring that was; 1. Present originally but may not have been noticed during building because of dry conditions, or AN EQUAL OPPORTUNITY EMPLOYER I 2. May nave been caused by heavy equipment compacting the soil so horizontal flocs of water occurred that outlet on this site. Three tile :train outlets were observed; one on the property line at the curb on Berry Ridge Road and the other two on both sides of the property just below the house elevation (see sketch). All had water flowing from them or signs of recent water flow. The builder indicated that all prober procedures were followed by the contractor that installed the systems. Although the tile lines are intercepting the spring and flowing after rain storms, the fact that the resident's foundation tile line and sump pump system is being utilized and the surface is wet indicates that the up slope trench is not fully effective in intercepting and draining the spring. The system is most likely ineffective because the tile s,i?ay be plugged with sand, crushed or the trench is too shallow or was back-filled with soil instead of coarse aggregate. Recommendations: All. recommendations refer to drainage of the lawn they do not pertain to the foundation tile system. 1. Tile trench borings should be taken at several locations to determine if the material used to backfill the trench and the trench depth of the present tile system is adequate. 2. If the trench and tile are found to be inadequate, all tile (except the foundation drain) should be removed and replaced at a proper depth to intercept the spring. Proper techniques for trenching, shoring, placing and backfilling the material will have to be carried out. (see trench detail) 3. A more comolete investigation should be conducted to determine the depth and extent of the confining layer of soil. Where the seep outlets will determine where trenches should be placed and the design required. 4. If the confining layer of sail continues down the slope, two or more additional cutoff lines may be needed (see sketch). If the spring outlets up slope of the existing trench, a French Drain design may be applicable.
