Our design is in accordance with the procedures and load requirements of the Minnesota State Building Code and the International Residential Code, 2006 edition. This includes a roof snow load of 35 psf. The existing fascia is being raised and the roof pitch is changing form 3/12 to 4/1.2 which will require the existing 8x16 beams to be cut at the overhang and the installation of new rafters. The existing 8x l6 beams are to be cut as shown on the enclosed details on pages 3 - 6 of 6 of this report. The installation of new (2) ply 1 1/4" x 7" 1.9E LVL or equal beams are to be added as shown on the enclosed detail on page 3 of 6 of this report. New 2x6 & 2x8 #2 SPF rafters are to be installed as shown to change the existing roof pitch to 4112. The new rafters add 3.5 psf of dead load to the roof system. Using the wood design values of Douglas Fir Larch from 1969 era when the house was built, the existing 8x16 rafters are capable of supporting the 35 psf snow load and the additional 3.5 psf dead load of the new rafters. Our involvement in the design of this structure is limited to the individual members addressed and specified in this report. All other engineering and design remains the responsibility of others. In 1991, you contracted with Sela Roofing and Remodeling to reroof your residence. Since the new roof was installed, you have experienced water leaking in several areas of your home. At your request, I came out to inspect your roof on February 17, 1997 for infiltration of water into the kitchen/dining area, exterior soffits, and garage ceiling. I was unable to look at the roof itself or locate any area where water could be leaking due to the snow and ice coverage. I advised you to contact the contractor who installed the roof and call our office for an inspection when the snow and ice had melted. We did not get any call for a reinspection. After receiving your letter, I stopped by your home on May 15, 1997 and left a tag on the front door for you to contact me. Again, I did not receive a call from you. In 1991 when you hired Sela Roofing and Remodeling to reroof your home, there was no requirement that contractors be licensed by the State of Minnesota. MN Buider Contractor Lic, 0001050 We hired Sela Roofing and Remodeling, to replace our roof and damaged wood in the roof overhang. They did so in the summer of 1991, and we paid them a total of $17,280 (including an overrun amount for several hundred dollars arising from a miscalculation, made by Sela Roofing and Remodeling, on the amount of foam insulation needed for the slope of the flatter part of the roof). Our roof formally was entirely tar and gravel, and Sela Roofing and Remodeling, recommended that we put asphalt shingles on the more sloped part and tar and gravel on the flatter part. During the installation, a heavy rain occurred and we awoke in the middle of the night to a gushing of water coming in the kitchen via two light fixtures and landing upon our butcher- block countertop. When called Sela Roofing, they did send out the roofer who should have put a better tarp on the roof to wet vac the water. Mr. Jeffrey Lindahl, the Sela Roofing and Remodeling salesperson, later told us that we were lucky as compared to an apartment complex being reroofed where Sela had put no tarping on the occupied apartments roofs. When we informed Mr. Lindahl that we would consider litigation if we sustained future damage arising from Sela Roofing and Remodeling not applying proper covering, Mr. Lindahl responded, "Our lawyers and your lawyers would just have to fight it out." Not surprisingly, we started to become quite anxious about Sela Roofing and Remodeling's lack of concern for their clients' property. Unfortunately, since Sela Roofing finished roofing our home in 1991, we have not a leak-free year. Despite numerous calls to Mr. Amit Sela, Vice President of Sela Roofing and Remodeling, and a small fraction of those calls resulting in any visit to our home by Sela Roofing and Remodeling, we continue to have leaks in both the shingled part and the tar and gravel part of the roof. This leakage has created many water stains to both the interior and exterior tongue and groove wood. The water stains are particularly evident on the new wood installed by Sela Roofing and Remodeling,. The wood is not stained yet, and the widespread black water stains are striking. We have been documenting this damage over the years with both video and still photography. We have been filming the damage since January, 1992 and would welcome the opportunity to share this with your office or any other City of Eagan office. Mr. Amit Sela has often been unavailable for our phone calls concerning these matters. When we do speak with him, he blames our skylight in the pitched part of the roof even for leaks located on the overhang area of the flatter tar and gravel roof. The flatter part of the roof often has standing water in it for many days. The shingled part of the roof was not applied correctly r and does not extend over the edge far enough and has no metal flashing around the edge so ice dams form easily around the edges, despite our paying Sela Roofing and Remodeling, extra money for "Weather Watch" ice and water barrier. We have had some many leaks in some many different places over the past 5-6 years that is difficult to remember them all. Perhaps most memorable was the water dripping over the dining room table this winter when we had guests in our home. At one point in response to one of our phone calls, one of the roofers, sent out to our house by Sela Roofing and Remodeling to address a waterfall in our kitchen, did comment that the order of application of where the shingles meet the tar had been reversed, such that the tar had been punctured by nailing of the shingles. Mr. Amit Sela's response to our mentioning this was to demand to know exactly which employee had said this-- not to come and inspect this issue himself, and certainingly not to verify that this problem had been completely remedied. Mr. Amit Sela (when reached) always does have some excuse for the numerous roof leaks and for the asphalt shingles cracking. But we still are left with a home with extensive -and escalating- damage and no hope that e , Sela Roofing and Remodeling, will truly honor their 10 year warranty on the four-ply asphalt roof and their 25 year warranty on the shingled roof. We must demand that Sela Roofing and Remodeling, pay for the costs of water stain removal and total reroofing. Due to our complete lack of confidence in Sela Roofing and Remodeling, we must also insist that stain removal and reroofing be performed by contractors other than Sela Roofing and Remodeling. We realize from earlier conversations with your office that you are reluctant to get involved in civil disputes. However, as tax payers of the City of Eagan, we should be able to know with confidence that our City Building Inspectors will prosecute contractors for bad workmanship. You are in a position to protect the citizens of Eagan from fraud. We look forward to your office's assistance in this dispute. As shown on the attached detail, 2x8 — 24" on center roof framing may be added on top of the truss roof system. Also attached is a copy of the truss manufacturer's roof truss layout, with the area to be over -framed hi -lighted. It should also be noted that in some areas, part of the original truss overhang may need to be cut off. The top chord overhangs may be cut off provided that no materials (plates or lumber) are damaged above or inside of the end bearing. We have based our opinion on information provided to us. Our design is in accordance with the procedures and load requirements of the Minnesota State Building Code and the International Residential Code, 2006 edition. This includes a roof snow load of 35 psf. It is our opinion that the roof system and the individual roof trusses A2 through A 14, as manufactured by Littfin Truss Co., are capable of supporting the over -framing under the requirements of the Minnesota State Building Code. We have based our design upon the (8) page remodeling plan that you provided us with (dated 10/24/07, prepared by Michael McGuire, Architect). Our design is in accordance with the procedures and load requirements of the Minnesota State Building Code and the I.nternational Residential Code, 2006 edition. This includes a roof snow loadof35 psf. The existing fascia is being raiscd and the roof pitch is changing form 3/12 to 4/12 which will require the existing 8x16 beams to be cut at the overhang and the installation of new rafters. The existing 8x16 beams are to be cut as shown on the enclosed details on pages 3 - 6 of 6 of this report. The installation of new (2) ply 1 3/4" x 7" 1.9E LVL or equal beams are to be added as shown on the enclosed detail on page 3 of 6 of this report. New 2x6 & 2x8 #2 SPF rafters are to be installed as shown to change the existing roof pitch to 4/12. The new rafters add 3.5 psf of dead load to the roof system.
