SUBJECT: ZONING CORRECTION FOR BLACK HAWK ACRES: R-3 TO R-1
CORRECTION
A cafl was received from a resident at 3733 Blackhawk Road inquireing about the zoning
and allowable expansian of their property. The resident was told their property was
curretly zoned R-3 (townhouse), although a single-family home now exists. Any
expansion to the existing home would not be aliowed due to the ordinance pertaining to
non-conforming structures. The resident was very concerned because the home was on
the market for sale and he ciaimed the zoning would effect the re-sale value of his home.
The resident was told Staff wouid reseach the zoning histary of this property for any
possible errors.
In 1971, the area to the south and west of Blackhawk Acres was rezoned from R-1 to
R-4 (townhouse, now R-3 by current definition), however, the area of single family homes
along the West side of Blackhawk Road was not included in this rezoning. It appears that
a line error in the subsequent zoning map update caused this area of single-family homes
to be rezoned R-4 (townhouse, naw R-3 by current definition).
