These specifications cover labor and materials necessary for the construction according to plan called Kingston V submittedherewith to be erected at 3798 Blackhawk Rd. Eagan Mn. (Legal Description) Lot 1 Blk. 1 Blackhawk Oaks Addition The plans and specifications are the property of Kozy Energy Homes Inc. and are not to be used without the permission of same. The Builder will have the lot surveyed and will apply for zoning permit, if one is required. The Builder will have lot staked, grade set and apply for necessary building permits. All sub-contractors will take out their own permits and pay for same. All the work is to be executed in a workmanlike manner in accordance with the plans and specifications. The Builder will see that the water, gas and electric meters when installed will be in his name and agrees to pay for heat and electricity when required, to complete said building. The Builder agrees to a warranty period in accordance with the Registered Builder Program, except as otherwise specified by manufacturing warranty on individual equipment. The manufacturer's warranty will apply to all materials and equipment incorporated in the building. All excess materials left after completion of contract remain the property of the Builder. The Builder shall remove all debris from the premises when the job is completed. CONTRACTUAL OBLIGATIONS The general conditions herein set forth shall apply to any contract given under these specifications and shall be binding upon every sub-contractor as well as the Builder. The plans, elevations, sections and detail drawings, together with these specifications, are to form the basis of the contract and where the plans and specifications differ, then in that event the specifications shall govern. The Builder shall comply with all health and building ordinances that are applicable. I?1SURANcE The Builder will provide liability insurance :and workman's compensation insurance in full until completion of the building. Fire and windstorm insurance during construction to be provided by the Builder. 1 EXCAVATING AND GRADING The Builder shall do all necessary excavation to the elevation shown on the plan. The excavation shall be large enough to permit inspection of footings after the foundation has been completed. Additional labor and/or materials necessary by reason of deficiencies in soil conditions requiring extra excavation not foreseeable until after excavation is completed hereunder shall be paid for by the Owner in addition to the contract price. The cost of hauling away excess dirt, if any, shall be borne by the Builder. Top soil, if any, shall be left for finished grading. The Builder shall do all backfilling and rough grading to shape lot after foundation is complete. Additional fill, if any, shall be paid for by the Buyer. The finish grading shall be done by the Builder. Sodding, if any, shall be done by the Buyer. Sodding allowance is $300.00 FOOTINGS Footings for walls and piers shall be 3/4 to 1 1/2" rock as shown on plans. Additional labor and/or material necessary by reason of deficiencies in soil conditions requiring extra footings, reinforcing, piers, or concrete walls not foreseeable until after excavation is completed hereunder shall be paid for by the Owner in addition to the contract price. CONCRETE FLOORS AND STOOPS Basement floor to be a minimum 3 1/2 inches thick, to be poured monolithically with a smooth, steel troweled finish. Garage floor if any, to be a minimun 3 1/2 inches thick and reinforced with steel wire mesh. Stoops to be constructed as indicated on plans and to be poured monolithicaly with a smooth steel troweled finish and properly pitched. The Builder shall not be responsible for normal shrinkage cracks that may occur in the basement floor. Compressive strength of concrete shall be 3000 lbs. per square inch. WALKS-DRIVEWAYS-PATIOS Walk from garage to front steps shall be three feet wide and 20 feet in length and 3 1/2 inch thick concrete.
