I understand that the building is presently under construction, and that the first floor framing is substantially completed. I am to review the structural framing for a 2nd floor cantilevered sitting area which measures approximately 6 feet by 10 feet. My review is limited to this portion of the building. Drawings 319-1 and 319-2 are attached. I make the following comments: Roof trusses over the family room shall span 36 feet front to back. The header truss also shall span 36 feet front to back. Second floor beams shown on Drawing 319-1 and indicated "M-LAM" shall be Micro=Lam L.V.L. beams manufactured by TrusJoist Corporation. Columns shall be braced at each floor. I am concerned about deflections. Your plan shows beams 9 inches deep. The usual design live load for a residence is 40 pounds per square foot. I calculated deflections using 40 psf live load. At the end of the cantilever, the range of live load deflection is approximately one inch, which is excessive in my opinion. You wish to keep a flush ceiling. Therefore, I recommend installing a cross beam as detailed on Drawing 319-2. The cross beam should reduce differential deflections, which in turn will reduce the possibility of cracking.
